We maximize your property's exposure with an aggressive and systemized promotional assault  that includes Internet marketing, print advertising, direct mail, email, and guerilla marketing tactics.  It is no secret that consistent, effective promotion of your property produces results.  We don't list every property that comes our way, and we choose our clients carefully.  All of our listings are showcased locally, nationally, and internationally. 

Our technology-based follow-up systems provide you the convenience of regular reports of showing activity, and the personal white-glove service you require when speaking with any of us in person or over the phone.   Here are some of the critical components of our marketing and advertising campaigns:

Advertisements
Our marketing system requires consistent advertising.  You need a system that exposes your property to the right people at the right time!  We invest more on internet advertising that any other medium--see below.  Our print advertising includes The Park Record newspaper, high-profile seasonal Newpaper suppliments during Sundance Film fest, major holidays, etc., Homes & Land Magazine, as well as national publications like Luxury Living, the Wall Street Journal, In-Flight Magazines, etc. 
Flyers/Brochures
For each of our listings, our local marketing department (read below) designs and produces a full-color marketing flyer/brochure.  Based on the size and features of your home, we'll craft a little piece of art to demonstrate your property in the best light.   Best of all, your flyer box will be re-filled!  We've shopped for properties ourselves, and there's nothing more annoying (to buyers, not to mention owners!) than stopping at a For Sale sign and discovering the flyer box is empty.
Direct Mail
Direct mail pieces and post cards are great ways to target-market a specific audience of potential clients.  In fact, you may have received one of our cards if you're visiting this page!  We print and mail thousands of "Just Listed / Just Sold" cards cards to keep your neighbors and carefully selected groups of recipients. Our Market Update mailers help generate excitement and educate readers about current sales and market conditions.

Internet Marketing

In 2005, 79% of all home-buyers reported using the Internet to search for information on homes, according to a study just released by the National Association of Realtors (NAR).  That's why we invest thousands of dollars each and every month promoting your property on the internet.  Internet traffic doesn't magically apear--it's driven by sophisticated planning and cutting-edge lead-generation systems.  The NAR also demonstrated that Internet home-buyers have a 33% higher average income, so web prospects are more likely to be able to afford your exclusive mountain retreat.  Don't be fooled by amateur web-marketer real estate agents trying to sell you their perceived web presence.  We obsessively measure, track, and systematically follow-up with our online visitors so you won't miss any opportunities along the way.

Market Updates

We meticulously research and produce comprehensive market updates for specif neighborhoods.  These copywrited time-sensitive reports are distributed by our Real Estate Guides at open houses, new developments, and satellite offices throughout Park City and Deer Valley.  They are so educational that other agents in our office wanted the company to knock them off  in a watered-down version for their personal use.  Not to worry, the company soon gave up when they realized the time requirement the report generation and production required.

Prudential corporate marketing & advertising

All Real Estate companies are not created equal.  At ParkCityRealEstateGuide.com, we sit right down the hall from our team of three full-time marketing and design professionals.  We don't wait for weeks for proofs to come back from a designer in another city...we just yell down the hall!  In addition to creating flyers and advertisements for various publications, our Marketing Department also creates unique publications to help expose your property in a distinguished fashion and promote Park City and the surrounding area.

The Prudential "Property Portfolio"
The "Portfolio" comes out twice a year.  Not your typical real estate rag, this professional magazine is the largest and most attractive of all local real estate publications.  Go ahead, look for yourself.  At over 100 pages, it It is distributed locally in the vast majority of condominiums and hotels in Park City, and also locally at the main grocery stores, Seven-Eleven, Blockbuster and Maverick Stations. We typically print and distribute over 10,000 copies in the spring and fall.
The Prudential "Mountain Lifestyle" Newsletter
This newsletter comes out three times a year: in early summer, at the beginning of ski season and at the tail-end of the ski season.  In 8 fact-filled pages we typically address important local real estate news for our visitors and prospective homebuyers, photos/listings of all our current New Developments, and other great ideas to help you have fun while you are in the Park City area.  The Calendar features upcoming seasonal events you'll want on your calendar, whether you're here in town, or just envisioning the good life in Park City.

The Prudential "Fine Homes Book "
As a showcase for the finest homes in the Park City area, this table-piece sets the standard for high-end real estate marketing. This book features Prudential Utah Real Estate's listings of exclusive properties priced over $2 million. The quality of this book, from the sturdy cover stock to the delicate parchment welcome page, impresses buyers with our local quality.

The Prudential name and "The Rock" logo has evolved into one of the most recognizable and respected corporate brands in America over the past 125 years.  In 2006, Prudential Real Estate and its network members will spend tens of millions of dollars on more advertising to strengthen the brand.  Print ads will run in Architectural Digest, Robb Report, Fine Homes International, Departures Magazine, Unique Homes, Gourmet, Conde Nast Traveler, Veranda, and duPont Registry.  Our commercials will air on high-profile television shows on NBC, CBS, ABC, TLC, MSNBC, ESPN, DIY, The Logo Network, E!, TV Food, Bet, FOX Cable News, The Weather Channel, and HGTV networks.   That's more than a billion "Rock Solid" impressions!
